Communication and confirmation prior/upon check-in was excellent. The accommodation is extremely homely, super-super clean and fresh. Our overnight stay couldn’t have been more comfortable! Breakfast for our family of four was fantastic. We absolutely recommend Viva for a cosy stay and thank you once again Kirk and David (two of the finest hosts) for our very enjoyable getaway.

We have visited this ideal Guest House many times before and we always get the same welcome. We have just returned from a week in this excellent place and would recommend it to everyone who is visiting Clacton. This is the BEST B&Bwe have EVER stayed in . We had a stay in 2021 not long after it opened and it was stunning. A year on it was equally as beautiful. The rooms are just gorgeous The tranquil garden a little haven Breakfast amazing Only a couple of minutes from the sea front But ultimately , Kirk the owner is fantastic. Made us feel like old friends returning. Friendly professional and just wants to give you a wonderful experience staying in his fabulous place . Did not want to leave ....and we will be back ... Perfection in every way . Such a wonderful experience. Having stayed around the world we have never stayed in such a pristine place. I think we were the very first couple to have stayed there EVER. Kirk after two minutes made us so welcome you will feel he's been your best friend for years. A powerful shower . Luxury bedding upon a supreme quality mattress, black out curtains that work , a very quiet location meant for a great sleep . Stating in advance we would like breakfast at 0800 Kirk was waiting for us to cook our breakfast to order. There was a really terrible thing to mention ,it really is bad , I don't really want to . But we had to leave after our two perfect nights. Great location to walk into Clacton . A general store /off license at the end of the road .Also get the Nos 97 bus into Frinton on Sea . Fantastic hotel. Kirk is an amazing host. The attention to detail is superb. The cleanest accommodation I have ever stayed at. Can not wait to return. Beautifully decorated and the outside area is an added bonus. Perfect location right on the sea front

We were gifted an hotel voucher by a friend and this guest house was one of the options on offer. What a find! The booking process directions and the location were perfect. Kirk was the perfect host, met us at the door on our arrival. Could not fault the cleanliness or facilities. Breakfast had plenty of choice and was cooked to order perfectly. Kirk gave great advice on what to do and where to eat in Clacton and the surrounding area, we followed his advice and had a fantastic weekend. We will be back! Thank you.

We stayed whilst at a dance competition. We were welcomed by Kirk who was very kind and made us feel welcome. The room was spotless and very comfortable. Coffee was available in the room. The whole property smelt lovely. Breakfast was cooked to order and was delicious. Would definitely stay again. Thank you

The best guest house we've ever stayed in . Absolutely spotlessly clean and comfortable, plus a great breakfast cooked to order. Kirk made us feel very welcome from the moment we arrived. I'd highly recommend a stay here. You certainly won't be disappointed.

A beautiful place to stay. Our room was so clean and bright with wonderful facilities. A nice quiet location but near enough to the town. Our hosts were great and the breakfast was superb. I can't wait to visit again.
