very friendly welcome - nice clean rooms- managed to get parking on the street after 6pm but noticed there were some spaces in the carpark down the street (carpark opposite is for residents only after 6pm). toilets and bathrooms clean and tidy, had a sink in the room which was very useful. Kettle with tea/coffee facilities. wardrobe plenty of room for storage. location is great, just a couple of minutes walk to the high street. recommended!

Highly recommended for a solo traveller having a trip following a budget. Room service is great!! I would say it’s good enough for me :)

Unfortunately it appeared that the carpet on the room had not been hoovered, there was empty food wrappers under the double bed from previous occupants. The shower was blocked and the toilet seat was not attached properly on one side. The shower was fixed very quickly when mentioned but the toilet seat was not. The room was very very stuffy, because there was only a patio door for fresh air, obviously this couldn’t safely be left open through the night and so it got uncomfortably hot with 4 people in a small room during a very hot weekend in September. The blinds for the door did not block out much light so we were woken at sun rise. We did buy some black plastic bags and stick them to the patio doors to reduce the light as after all this was a holiday so wanted to try and sleep in a little past 6am. The bathroom fan pulled in a smoky smell which was quite unpleasant as well. The smell went when we turned off the fan. The beds were clean and tiny however very firm mattresses. Staff were very friendly and location was very central.

My wife and I stayed for just one night for a shopping trip. The house is close the city centre, easy walking distance. Public car park just 1 min walk. The staff were extremely welcoming and the room was clean and tidy. The breakfast was great. The rooms were basic but nicely furnished. There was a note to stay work was underway to refurbish which the bathrooms were in need of, a bit outdated, but clean and functional. There was also a note to explain the house is old and therefore not soundproofed which was evident at night as you could hear people walking up the stairs, right outside the room, and people talking and moving around in their rooms

Very disappointing, the pictures seem way out of date. The guest house desperately needs some TLC and redecorating. The bathrooms were in serious need of an upgrade, along with the rusty radiator, peeling wallpaper and general state of the room. The bed and pillows were very uncomfortable. I understand this is an old building but there is zero sound proofing. Added to a pretty miserable stay, we were woken up both nights by some yobs who were staying at the hotel playing very loud vibrating base house music at 3 am on the first night and then swearing, shouting and being obscene on the 2nd night, again at 3 am. The photos that are shown on ********** must have been taken years ago as they are not accurate. The lovely bar area shown with all the umbrellas, doesn’t even exist..? We even showed the receptionist and she just looked blankly and said it wasn’t in Exeter..? Breakfast was good.

Very welcoming front of house and chef. Amazing hot breakfast served at your preferred time. The street is a little noisy with students on their nights out but the guest house is clean and comfortable, with comfy pillows. Very good value for money and I would definitely stay again.
